We acquire commercial properties across the UK, focusing on the potential of adding value by repurposing and upgrading properties to satisfy the local market demand.
Our target real estate projects include high-street retail, offices, and light industrial sites. We buy both tenanted and vacant freehold properties and aim to achieve at least a 12% return on investment through rent review, repurpose, and redevelopment programme.
Repurpose and redevelopment programme.
We repurpose the commercial buildings in ways that leverage the existing structure and its surrounding area. To undertake an effective reuse programme matching local market demand requires thorough consideration of the businesses that are already popular in the area and local consumers’ needs. For example, the presence of hotels in a commercial area could indicate the viability of stores that cater to tourists, like gift shops and spas.
Every commercial project is unique, and its repurposing is a creative process requiring a deep understanding of the local area. We aim the projects not only achieve our investment goals but also become valuable assets for the local community. Some of the ideas we admire are below:
Event and entertainment space. Event spaces often require minimal internal structure and could be particularly successful if the space is located on the High street, near bars, clubs, in a healthy, emerging, and tipping point market. Further, the commercial structure’s aesthetic and unique features, like those of older industrial, mixed-use, and warehouse buildings, are attractive to younger crowds. Cinemas, musical and theatrical performance space, skating parks, dance studios, and stages can be viable reuse options that attract visitors to an area.
Artist space. Gallery, studio, live-work spaces for artists are often well-suited for commercial vacant properties, such as old industrial buildings and warehouses, since the character of the structure can be attractive to artists.
Office space. If there is local demand for an office space with an open floor plan, a warehouse or big box conversion could be relatively inexpensive. Redevelopment to office space could be particularly attractive to future tenants if there are desirable activities and developments in the surrounding area.
Residential space. Using a commercial structure for residential use can be an attractive option for building a local market and providing increased housing options.
We undertake a rigorous due diligence assessment of each investment project to ensure we can maximise the potential of every site and deliver a consistent return. Depending on the scale and complexity of each project, we use various financing methods such as own equity, joint ventures, bank and investor financing.
